CASE STUDIES

Property Investor

We were asked by a property investor to carry out a review of all their vacant retail units totalling 100 across the UK and make recommendations about the best use of these properties. We looked at the locations; demographics; footfall figures and what current retail and F&B operators were in the areas. We looked at the size of each unit; if they could be split; how they could be occupied and the best commercial offerings.

Neighbourhood

The Neighbourhood is a new retail and leisure destination created by us, bringing together a mix of independent retailers and start-ups, with unique ranges from established brands and designers. Offering a fully flexible and modular retail footprint: with long-term, short-term and pop-up options. Constantly curating the content around new and exciting themes that will drive footfall, surprise and delight for our customers.

St Pancras Station

When Network Rail approached us, they had created an environment that encouraged people to visit, but hadn’t translated their customer data into real insight. We helped them think beyond processing large volumes of commuters to considering the needs of leisure customers. By observing the behaviours of people travelling through the station, we defined a customer target that made sense to operational partners, and informed engagement throughout the station.

Subway

Subway asked us to look at the best locations to open 25 Subway restaurants. We considered specific areas looking at the demographics and footfall figures and what other fast food operators were close by.

Retail Park

We were asked by the developers to look at the retail mix and recommend the best use of the vacant space that became available as a result of a number of tenants going into receivership. We provided advice; guidance and recommendations that ultimately resulted in the entire retail park being fully let.

Gatwick Airport North Terminal

The North Terminal was performing well, but everything was driven by ‘essentials’ with large numbers of passengers dissatisfied with the retail offer. We were asked to carry out a customer study, profiling the potential spenders. We defined the retail categories and opportunities for future growth, defined a new customer experience and North Terminal proposition, which clarified the terminal zoning and future retail mix recommendations.

Wembley Stadium

Wembley and The FA asked us to step up fan engagement at the stadium and create a home for England and England fans that would boost match day atmosphere and motivate performance on the pitch. We interviewed stakeholders, England players and fans to define what makes Wembley so special. We developed a strategic toolkit to help Wembley amplify the anticipation and energy of the home crowd and respond to the unique dynamics of each game

PAUL BROOKS

Paul spent 20 years from 1999 founding, establishing and running a start up into an award winning global retail creative organisation, offering the world’s leading fashion brands a complete solution to their visual needs. Experienced at growing businesses Paul achieved substantial growth by flexing marketing and sales strategies to maximise differing business cycles over the past 20 years. With offices throughout the globe Paul developed a highly sophisticated supply chain in Asia, Europe and the Middle East, while developing many more satellite sales offices across the world to service his blue chip clients. Since selling the business in June 2019 Paul has been consulting and helping many of his retail clients reinvent themselves in the current challenging environment.

RICHARD BENSON

Richard has been involved in the retail industry for over 30 years starting off in the commercial property market advising retailers on the acquisition and sale of retail shops; restaurants; café’s; departments stores and retail parks. In addition to this work, Richard established a retail consultancy providing advice and guidance to retailers on space planning; fit outs; operational costs; design and marketing; staff training and retention and the use of the internet to expand the retailers offering. Richard has also advised developers buying department stores and industrial estates on the alternative uses to maximise their values. Richard has also worked in house for a number of retailers providing advice on expanding their businesses and helping them develop existing sites and brands. Richard works with both residential and commercial property developers around their site acquisition; scheme designs; cost plans; project management and funding.

JON LEE

Jon is Creative Director and owner of 20.20, responsible for setting the vision and direction of our creative offer. He is a powerful advocate of our collaborative and strategic approach. As well as overseeing the creative direction of the business, Jon is Brand consultant to Arsenal FC, and has been instrumental in the development of success of our projects, from leading the transformation of Arsenal’s Emirates Stadium for over 15 years, he has led the branding and Arsenalisation of the entire stadium, including creating the masterplan and design for each of the world leading hospitality experiences at the club. His expertise in developing successful fan engagement and brand experiences has given Jon the opportunity to lead amazing projects on both sides of the Atlantic. From Manchester City FC, Liverpool FC, Wembley Stadium to redefining the hospitality experience at Churchill Downs Racetrack in Kentucky and Maple Leaf Sports & Entertainment in Toronto on the rebranding and experience definition of the Scotiabank Arena

Jim is the Managing Director and owner of 20.20 and has led the business since January 2004. He has helped orchestrate the business’s growth as a global consultancy specialising in brand and leisure experiences. Jim is a firm believer that a deep understanding of how people behave helps us set the pace and ambition for businesses across the globe – building on 20.20’s reputation for ensuring clients’ businesses become more social, more successful and more sustainable. With over 30 years’ experience in brand and strategic design consulting, Jim has worked across many industry sectors, with a concentration in high street retail, global automotive, consumer services and sports hospitality. Leveraging his extensive experience managing international brands, Jim focuses on bringing clarity into a strategic framework and the processes required to affect change throughout an organisation.
